Why are you giving people Rewards Cards to find THEM apartments? What's in it for you?Sounds too good to be true, right?! The apartment communities and/or landlords pay me a referral fee out of their marketing budgets for every new tenant I connect them with. This will never result in an increase in rent or fees for you. I'm essentially a licensed, third party leasing agent for Apartments! You will never have to pay me for finding your new place, EVER.

How do I make sure you get credit for referring me?When you first speak with or visit the property, let the leasing agent know that you’ve been working with the Property Personal Shopper. Then all you'll need to do is write (or type) "The Property Personal Shopper LLC / terra alma" in the How'd you Hear About Us referral section of your application. This will guarantee your PPS Reward Card of up to $300, just for using my Free service!
-
Can you find me a Single-Family Home, Townhome or Condo to rent?"I partner with select communities around the metro-Atlanta area and share the availability to my community. I don't offer concierge search services for apartments/residential properties but I'm happy to refer you to one of my trusted colleagues. Just hit me up and I'll connect you!

So what are the income requirements to qualify for an apartment? Most properties require that you bring in 3-times the monthly rate for the month, before taxes. For example: If your dream apartment costs $1200 per month, your household would need to make $3600 per month before taxes to qualify.
-
Can bad credit/eviction/felony/misdemeanor stop me from getting an Apartment? If you struggle with bad credit / evictions / misdemeanors / felonies - It will take a bit more legwork in your initial search, your options may be limited, and it may cost you a little more money up-front to secure a unit but there are certainly options available and I'm confident that you'll find a place that fits your lifestyle!
-
Do I have to put my roommate/partner on the lease? It's Georgia State law that any occupant age 18 or older living in the unit must be named on the lease.
-
What's the difference between a co-signer and a guarantor? In the world of rentals and apartments, they are essentially the same! This person will apply with you, assuring the landlord that all payments will be made throughout the Lease term. Their monthly income will also be added to yours which will increase the liklihood of your approval.
